Now that I have made some headway to solving my crushing financial problems for september it is time to start looking for apartments for late august/September.
I think I have a list of relevent questions to determine suitibility.
1. Address? (for googlemaps) 2. How is the nearby night life? (in case I decide to socialize at clubs) 3. Internet (provided, part of rent? hi speed? what happens if I go over?) 4. Food (shared? each his own? turns cooking?) 5. Security/Neighborhood? (not want repeat of stolen PS3) 6. PS3/Xbox 360? 7. How tolerant of possible loud noises or loud talking and nocturnal activity?
Further suggestions given:
"How does the household decide on chores? How clean is the kitchen? Any problems with overnight guests? Anyone have frequent overnight guests? (which turns a 3 bedroom apartment into a 4-5 person closet)
How are the utilities split? What extra deposit fees beyond monthly rent? When does the lease end, and does it continue monthly afterwards? How long are the current tenants planning on staying? Is there a sublet policy by the landlord and are they planning on subletting over the summer? If you're thinking over a year, how will you store your things if you sublet?
Do they hold any parties in the apartment? Communal alcohol?
I don't suggest bombarding everyone looking for a roommate with all these questions to start. Pick a few easy red flag questions so you can quickly filter out the bad ones, then ask the ones you're willing to compromise on.
One additional item you may want to look at is proximity to metro stops, if you'll be in Montreal proper."

Given your misadventures with roommates, consider a bachelor apartment or a single room in a dorm rather than roommates again.

Even an efficiency isn't bad for the sort term. It kinda sucks, but the privacy makes up for it in the long run.

For roomie problems, my dorm required a one hour session where the roomies discussed potential issues (door locking, late nights, drinking, messiness, etc) and stated their expectations and rules. All of this was then put into writing and signed. I think we also had some consequences for breaking those rules. Things like this might help with future roomies and having had problems in the past, hopefully, he'll have some ideas of potential problems.
